Today's Home inspections continue to change
The internet has increased our awareness and knowledge
of the health risks associated with mold in our homes. 
New technology such as infrared thermal imaging (ITI) has increased the inspectors ability to detect water infiltration
and insulation voids.  Finding the most qualified home
inspector can be challenging.  However, your inspector
should be a certified home inspector, mold specialist and
have infrared(ITI) technology to get the best results.

These additional services have increased the cost of the
home inspection; In return they greatly reduce your risk
of purchasing a home with water infiltration and insulation         voids which cannot be detected in a basic home inspection.

Buying a home is a major investment and the quality of a        home inspection should not be compromised.  Many home inspectors without this new technology are finding
themselves at a disadvantage.  A basic home inspector can easily get into the business for under $1000., (equipped
with a flashlight, screwdriver and ladder).  A fully qualified inspector being Mold Certified with infrared equipment can        invest over $15,000. to become fully certified.  This helps
you determine who you want for your next home inspection.

So how does this new technology help you?

During a home inspection if mold is found the customer has     the option to have samples collected during the inspection
and sent out for testing immediately.  If signs of water infiltration is found infrared imaging is done during the     inspection.

Pre-Listing Inspections
A Pre-listing home inspection offers you a great marketing        tool; giving you a competitive advantage over other homes    on the market and helps you to sell your home faster at the highest possible price. The inspection will outline any      significant defects and/or deficiencies that are in need of replacement or repair. Having this information available      allows you to prepare your home, avoiding unnecessary surprises during the buyer’s inspection.
Eventually the home buyer is going to conduct an inspection. You might as well know what they are going to find by         getting there first.

Home Buying Inspections
Similar to a Pre-Listing Inspection, a home inspection is one of the most important steps in the home purchase process. Hiring a certified home inspector is essential to ensure the inspection is conducted to a recognized standard, providing the buyer with valuable information about the condition of the home.  The goal of the inspection is to identify any MAJOR problems that are apparent on a visual inspection of the property.  A listing of minor building flaws or minor  repairs and maintenance items may be provided as a courtesy, at the inspector’s discretion.

New Construction Pre-Closing Home Inspections Move in Certified & Green Certified

Today new home builds / purchases are protected under the Tarion Warranty Corporation, (formerly, Ontario New Home Warranty Program).  Even with this protection many new homes are built with defects.  The builder does not always inspect sub contractor’s work and/or the local municipal inspector cannot always be available during the entire home construction.

Inspections are normally conducted at the completion of the home construction before the final walk through with the builder. Items inspected as part of a home buying inspection   are listed under the previous section (Pre-Listing Inspection).

Condominium/Town-home Inspection
Like single family dwellings, condominiums and townhouses should also be inspected before purchase. GDHI’s extensive inspection of the condominium or townhouse interior reviews the structure, mechanical, and plumbing, electrical and heating/AC systems within the unit, along with any built-in appliances. This inspection takes the home inspector 1 to 2 hours to complete and will provide you with peace of mind in knowing that the unit is sound.

Infrared Thermal Imaging
 

Should You Have Your Home Tested for Infrared Thermal Imaging?

Home inspections have been, traditionally, visual inspections. This has been taken to mean visual to the human eye and readily seen. The newest such tool is the Infrared thermal
imaging camera (ITI).

Using thermal imaging in home inspections will:

  • Extend the inspector’s ability to inspect the house.
  • Help find conditions that would otherwise go unnoticed.
  • Serve as an additional method of verifying defects suspected or found by other means, thus better proving the existence of the defect.
  • Provide better understanding of other problems with the house, and their causes.


This is relatively new technology and when used by a certified thermographer can greatly reduce the home buyer’s risk of water infiltration which cannot be seen and detected in a          typical home inspection.

Mold Inspection
 

Should You Have Mold Testing in your Home?

There are over 270 species of mold identified as living in Canadian homes.   When mold is permitted to grow and multiply indoors, health problems can occur and building materials, goods and furnishings may be damaged. 

When molds grow inside the home, there may be health concerns as molds release chemicals and spores.  Breathing in, swallowing or through direct skin contact with mold contaminants are some ways you can be exposed to the chemicals and spores. Depending on the type of mold,   amount, degree of exposure and health condition of the occupant, health effects can range from insignificant to causing allergic reactions and illness.

Pregnant women, infants, the elderly and those with health problems (e.g respiratory disease or weak immune systems) are more at risk when exposed to mold. 

What is involved in Mold Testing?

If visual mold is found during the inspection either a Surface swab and/or Tape-lift sample will be taken. Air samples, Bulk samples and/or Dust samples may be performed at an additional charge in order to identify if mold is present and the identification of the molds.
