Whether you are buying or selling a home or a real estate agent having a professional home inspection conducted by a certified inspector will give you valuable information about the true conditions of the home.

A typical inspection takes approximately 2-3 hours depending on the size of the home. You are encouraged to join during the inspection so both minor and major deficiencies can be discussed in more detail along with informative quick tips.

Today we are seeing many houses being sold without a home inspection.  This is mainly because of multiple offers and the ever increasing cost of the purchase price.  The last thing a homebuyer needs to find out after moving in, is major deficiencies that they were not aware of.   Furnace, A/C, roof and foundation problems are only a few that can cost the new homeowner thousands in repairs.

Options:  Buyer can ask for a Pre-Offer Inspection to be completed before an offer is made.  Home sellers can have a Pre-Listing Inspection so necessary repairs can be done or disclosed.  This could avoid possible lawsuits for none disclosed deficiencies found.

HOW TO SELECT A QUALIFIED HOME INSPECTOR (Ontario licensing is on it’s way)

Home Inspectors are not licensed and therefore selecting a qualified Home Inspector can be difficult.  Remember anyone can call themself a Home Inspector.

ASK the Inspector the following questions:

1. Are you a Certified Master Inspector. A CMI (Certified Master Inspector) is the highest level of certified Home Inspector in the field.
2. Are you a certfied Thermographer and use Thermal imaging in all your home inspections at NO extra charge.  In my opinion a Home Inspector cannot do a proper home inspection without using thermal imaging. Therefore it should be part of the inspection at no extra charge.
3. Are you fully insured. (O&E) Insurance companies estimate that up to 80% of Inspectors have NO insurance.
4. Which organization do you belong too. Organizations typically require a Standard of Practice and Code of Ethics to be followed.

Most buyers do not ASK for proof for any stated certification or insurance. ASK to see them all if you are not sure.  Buying a house can be stressful and often the last thing you’re thinking about is the qualifications of your Home Inspector.
